Our goal is to create an easy, straightforward booking process and a relaxing stay for you. To make this happen we need your help to adhere to our house rules, respect your fellow guests, and be informed! We hope that this FAQ answers any questions you might have.

Can we have an early check-in or late check-out? Due to the nature of time needed for turnovers, we can not accommodate early check-ins or late checkouts. If you are planning a party and need time to decorate or prep we advise booking two days in order to have adequate prep time. Use promo code 'TWONIGHTS' to save up to 15 percent! 

Can I have a tour before I book? We do not do in-person tours. Check out our Video Tour page for virtual tours and floor plans of the suites. 

Can I rent out the space hourly for photo and video shoots? We are working to make our suites available on Peerpsace for hourly rentals. This will only be available during weekdays. Weekend rentals will have to book here on our site. 

Is there parking? Each suite has a minimum of two parking spaces. We ask that you and your guests only park in your designated spaces. Additional parking is free and unmetered on the surrounding streets. 

Can I smoke hookah? Smoking of any kind is not allowed in our suites. This includes hookah, cigarettes, marijuana, cigars, etc. Disregard of this will result in a lost security deposit. 

Can I bring my pet? We accept dogs of all sizes, as long as they are house trained and do not chew up our furniture. If your dog damages the suite it will result in a lost security deposit. 

Are we accessibility-friendly? Unfortunately, we are not accessibility-friendly. Our kitchens and bathrooms have stairs up to them. This is something we have taken into consideration and are looking to improve. 

Is there a separate rate for events or daily use? Our rates are the same for all use. If you think you will need an early start time we recommend booking two nights as we don't accommodate early check-ins. If you are planning a party and need time to decorate or prep we advise booking two days in order to have adequate prep time. How do I use the alarm? / Help, I've set the alarm off in the suite! Be sure to look over the check-in email - it goes over the code needed to disarm your alarm system. 

Can I smoke outside? You can smoke outside the property, we ask that you do not smoke within 15-25 feet of the entrances and use the provided butt discard bins.

How do I connect to the Bluetooth on the soundbar? Check out this youtube video for assistance! 

Is there a concierge? The short answer is no. We run the way an Airbnb runs - this means no concierge, valet, or room service is available. Your hosts will be able to help and answer any questions you may have during your stay. We've also provided guide books in the suite with all of our food recommendations in the neighborhood and around the city. 

Do you do influencer stays or have a media rate? For Media inquiries please contact Hannah at TexasAveHannah@gmail.com

Do you have a payment plan option? We do have a payment plan option. Our payment plan option is 50% non-refundable. Please contact us to set up a payment plan for your next visit.

What is the COVID-19 cancellation policy? We understand that planning for the unpredictable is difficult and we understand your concerns or hesitations in regards to booking. Please call or email us with your spefcific concerns and we will do our best to accomodate.

Property and Cancellation Policies :

We charge 100% of your reservation at the time of booking. As we are a small independent operation, we put all our efforts toward fulfilling the services of your reservation. Thus, our cancellation window allows guests up to 72 hours after booking for a full refund. If guest wishes to cancel the reservation, the deposit will be refunded as follows: 50% of paid prepayments refundable when canceled 5 days before arrival or earlier. 0% refundable if canceled after. 
The Manager may also be entitled to cancel the Guest stay if house rules are broken during the rental period without refund. 

We are aware that extenuating circumstances can arise, and we will do our best to fulfill cancellation requests on a per request basis, however, we cannot guarantee a refund or modification. 

Terms and Conditions

Pets are allowed but their presence must be disclosed before arrival.

We are a non-smoking property. Smoking permitted in designated outdoor smoking areas. Guests who violate the policy and smoke in their guest rooms are subject to a minimum $300.00 charge for returning the room to smoke-free status and agree to being charged by accepting this policy. We reserve the right to charge for any damage to or removal of items from the premises and/or unusual cleaning.

All photoshoots and filming are subject to advance approval by the owners and must be contracted for approval. No closed door filming allowed. If you are caught filming on the premises without prior approval, all material will be forfeited and guests may be asked to leave the property.

Texas Avenue BNB is not responsible for any items left behind in suites.

Visitors are permitted in rooms until 11 PM. Please be respectful of noise levels. Guests who violate the policy are subject to a minimum $300.00 charge. 

Additional policies may apply to group reservations of two or more rooms.
